The Villa

The Villa

Friday 13 May 2011

We first set about buying a property in Cyprus as a business venture "lets buy a property abroad and sell it in 10 years thus paying for Freddies school fees" we said, well that dream turned into what you see now, except Primroses arrival put paid to private school fees and we fell in love with  our "business plan".  So what turned out to be a 10 year plan now appears to be a very long term venture!  Ultimately our villa will become Primroses and Freddies but until that day we hope that you can enjoy it as much as us.....................

Set in the beautiful, unspoilt countryside of Northern Cyprus, the villa has views of both the sea to one side and the Kyrenia Mountain Range to the other. It is situated 20 minutes West of Kyrenia.

It is one of 7 properties in a cul-de-sac location with the added advantage of a secluded bay just a minutes walk from the property. It is also within walking distance of a well stocked local store.

The spacious accommodation comprises, 2 double bedrooms, (with ceiling fans),  a master gallery bedroom (with ceiling fan), which has a large private balcony overlooking the mountains to the rear
The main bathroom is situated between the 2 ground floor bedrooms with shower, bath and WC. An additional wet room and WC is also downstairs.

The kitchen is well equipped with washing machine, dishwasher, microwave, oven and large fridge freezer.

The lounge is open plan with an internal open fire, large windows, ceramic flooring and air conditioning.

The property has off-road private parking for your hire car (recommended) and two terraces.

To hire our villa it is £200 per week whatever the season, plus £25 per person per week over 4 people (the villa sleeps 6), which includes £50 electricity, (a meter reading will be taken at the beginning and end of your stay and if the electricity equates to more than this then it will be deducted off your deposit.

An Introduction to Northern Cyprus

One of the few remaining ‘undiscovered secrets’ of the Mediterranean, North Cyprus is a rich and colourful tapestry full of unspoilt natural beauty, ranging from crystal waters and golden beaches to fields carpeted by wild flowers in the Spring and the pine-clad heights in the Beşparmak Mountains.

For centuries Cyprus has been influenced by the culture of many nations resulting in an island with a rich and diverse historical and architectural heritage.

Northern Cyprus offers long hot summers and short dry winters. With approximately 340 days of sunshine annually, the island is one of the healthiest places to live in the world. The sea temperature rarely drops below 63 degrees

The capital of the TRNC is Nicosia (Lefkoşa), which is shared with the south of Cyprus. Other major towns are the historic and picturesque fishing port of Kyrenia (Girne), Famagusta (Gazi Mağusa), and Morphou (Guzelyurt).

Currency
The New Turkish Lira (YTL), which has been in circulation since 2005, is the legal tender. The official rates for the YTL are adjusted daily according to changes in international monetary markets. All foreign currencies are acceptable at trading/tourist outlets. Traveller’s cheques are accepted in banks, however, Sterling and Dollars can be used in bars, restaurants, even buying you’re shopping from the corner shop!Foreign Exchange The TRNC follows a flexible exchange policy. Foreign currency accounts can be opened with local banks, and foreign currency can be brought into the country and taken out through the banks without restriction or control, and the source of such income is not investigated. It should be noted that the government are actively encouraging the formation of offshore banks by foreign investors, and are offering incentives such as relatively low set-up capital, low corporation and income tax etc.Banking System All types of banking services are provided and they are flexible enough to satisfy the continually diversifying needs of the business community. There are branches in many of the important trading centres of the world. Some banks, such as Turk Bankasi have branches in London. See www.turishbank.com Note: HSBC Bank has now opened branches in Nicosia and Kyrenia.

Language
Turkish is the official language and English is the second language and is widely used and understood in official and commercial circles. There are several first-class Turkish language teachers available and some British residents avail themselves of their services.

Cost of Living
Living costs in the TRNC are much cheaper than the UK and most of Europe.

Consumer Markets
There is a wide selection of consumer goods of good quality. In addition to locally produced goods almost all foreign brands are available on the market. with items such as local brandy retailing at £1.20

Getting There

The newly refurbished Ercan (pronounced Airjan and approx 25 minutes from Kyrenia) airport handles the bulk of the tourist traffic. All flights to Northern Cyprus (at the moment) go via Turkey. There is usually a 45 minute turnaround in turkey then a further short flight to Ercan. Flights from the UK to Ercan therefore take approximately 5 hours.

Alternatively, it is possible to fly directly to Larnaca in Southern Cyprus, and then drive across the border. Larnaca to Kyrenia takes about 1 hr 12 minutes by car. No visa is required to N. Cyprus and if you prefer not to have your passport stamped when entering the country, you can have a blank piece of paper stamped. It has been reported that several airlines, including BA, Virgin and Ryanair have applied for permission to fly directly to Ercan. If, as and when, this becomes a reality, the property market, tourism industry and general economy of Northern Cyprus, will – in the view of most informed commentators – take off.

We have paid anything from £200 to £300 for a return flight, it depends where and when you fly, but shop around for the best deals.

Direct flights from all overseas countries will be the key to Northern Cyprus, but the road to financial stability and prosperity for the Turkish Cypriots may be impeded for some time yet by the intransigence of the Greek and British/US attitudes. In addition to air travel, there is a selection of car and passenger ferries from Turkey to the island, the fastest being two and a half hours from Kyrenia to Tusuco

Car Hire
We always recommend Karapasha, they are based in Karakum and are superb, they have never let us down and we always get a fast and reilable service (even when collecting us at 2am to take us to Laranaca Airport!) Their rates are good and staff knowledgeable and pleasant, follow the link above or contact them on karapasha.karapasha.com for transfer costs and car hire rates- mention us when doing so!

Places to Visit
(updated regularly as and when we find them!)

About a 10 minute drive towards Kyrenia this amazing place has botanical gardens, restaurants, bars and Jacuzzi not to mention and array of animals to see.  To use the free facilities just relax and buy a couple of drinks or have a meal.  This is the norm in NC virtually all places have their own pools for the use of it's customers

"The Cove"
About a 2 min walk from the villa, very private with great rock pools that you can explore,

The Lagoon Cove
A public beach with the most amazing little lagoon, coral reefs and caves. The other side is sand and waves, the whole beach is protected due to it's horse shoe curve and although it is a public beach we have yet to meet anyone there.  Its about a 2 min drive from the villa and another 2 min walk.

About a 30 min drive a beautiful and must do place to go (see Link above)
